Preheat the oven to 350°F (175°C) and line a 9x13-inch baking pan with parchment paper.

In a large bowl, combine the all-purpose flour and granulated sugar. Cut in the unsalted butter using a pastry cutter or fork until the mixture resembles coarse crumbs.

Stir in the chopped pecans, brown sugar, ground cinnamon, and salt.

Reserve 1 cup of the mixture for the streusel topping.

In a separate bowl, whisk together the eggs and vanilla extract. Add the egg mixture to the remaining crumb mixture and mix until well combined.

Fold in the semi-sweet chocolate chips.

Press the mixture evenly into the prepared baking pan.
