In a saucepan, combine the sweetened condensed milk, chocolate chips, and butter.

Cook over low heat, stirring constantly, until the chocolate chips and butter are melted and the mixture is smooth.

Remove from heat and stir in the vanilla extract.

Pour the mixture into a greased square baking dish.
